Chinanews, Beijing, Mar1. 15 – The rumour2 that Beijing has a shortage of commercial houses is recently refuted by a piece of news. According to the Beijing Morning Post, there are currently at least about 100,000 new commercial houses still vacant in Beijing. Under the current sales situation in property market, these houses can meet the sales demand for a whole year even if no new commercial houses are added this year.
Beijing's new commercial houses are sold in two ways, those sold before their construction is completed (forward houses) and those ready for sale after completion. According to statistics from the Beijing Property Sales Management Website, by March 13, Beijing had stored 155,000 forward houses for sale, whose total building area reached 22.66 million square meters. Among them, 82,500 houses were built for residing purpose and these houses had a total building area of 12.08 million square meters. In addition, Beijing has kept 68,000 houses that are ready for sale yet. The total building area of these houses amounts to 8.02 million square meters. Among them, 20,300 houses are built for living, with their total building area reaching 3.33 million square meters. Based on the above information, it is clear that Beijing now has about 102,800 commercial residential3 houses available for sale. Since the Spring Festival, about 200 houses have been sold every day on average in Beijing. In view of this sales situation, the current 102,800 houses stored can be sold for a year and half. However, since last year, there has been a rumour going the rounds of the city, that Beijing has a scarce supply of commercial houses.
