Chinanews, Beijing, Oct 12 – Although Chinese government has raised the capital threshold for investing in real estate market, it seems that this will not dampen foreign investors1' enthusiasm in investing in real estate market. Global real estate adviser2 DTZ predicted on Thursday that in future, DTZ will raise its investment in Chinese real estate market in substantial amount.
During the second and third quarter of this year, China issued two documents which set a higher requirement for investors in real estate market. According to these documents, China will extend the approval time for foreign investors' application for entry into Chinese real estate market. In future, China will no longer approve any new loans for use by foreign investors in the domestic real estate market. These measures will make it more difficult for foreign investors to enter into domestic market. Despite this, most foreign investors are still optimistic about Chinese macro economy and the investing opportunities in domestic real estate market. So, it seems that foreign investors' enthusiasm for domestic property market has not been dampened. At present, foreign capital enters into Beijing real estate market in mainly four ways. First, foreign investors use the capital to buy commercial office buildings, apartments, shopping centers, or hotels in Beijing. Many of these buildings are being put to use or nearing completion. Most of the buildings are located in CBD, Lufthansa shopping circle, the Financial Street district or Zhongguancun (China's "Silicon3 Valley"). Second, some investors work with local real estate developers to jointly4 develop some commercial property projects in Beijing. Third, some investors and their local real estate developers jointly develop some investing projects in other second- or third-tier cities. Fourth, some foreign investors make investment in some real estate companies before they go public. A typical example was the Zhongyuan Real Estate Group that went public several days ago. As the housing prices continue to rise and Renminbi further appreciates, most foreign investors are optimistic about the prospect5 of the Beijing real estate market. It is estimated that in future, foreign investors’ investment and strategies in domestic real estate market will remain the same as now.
