Chinanews, Beijing, Oct 24 – Next year, the government will place the focus of price control on housing price rather than on general commodity prices, said Wang Xiaoguang, head of the Economic Operation and Development Research Department under the State Development and Reform Commission's Economic Research Institute, on Tuesday.
Chinese real estate market has boomed for more than ten years. Before the 2008 Olympic Games, it is expected that the real estate market will continue to prosper1. However, the real estate market might reach its peak in the middle term. Due to various factors, property market will enter into a relatively2 sluggish3 period after the Olympic Games, Wang said in his report.
In predicting the direction of the government's macro control policy next year, Wang said in 2008, Chinese government will strive to regulate housing price rather than general commodity prices. The government will take a series of policies to curb4 the rapid growth of housing price. While the government might encourage every family to own one house, it will take strict measures to curb housing investment activities. At the same time, the Chinese government will also set some limitations for foreigners to buy houses in China. On the other hand, taxation5 measures will be applied6 to regulate the housing market. As a way to encourage people to sell their houses, the government might issue a policy to levy7 tax on people’s real estate properties. For those who want to borrow money from banks to invest in houses, the government specifies8 that one who buys a second house should pay down no less than 40% of the house purchasing price. In addition, the interest rate for the loans of a second house will be largely raised. With these measures, the government hopes that people's desire in housing speculation9 activities will be curbed10.
